Lawn Leveling and Lawn Care in Sun City Center

Sun City Center sits on flat, sandy ground in southern Hillsborough County, with ponds and lakes all through it. After heavy rain, soft turf takes ruts from tires and feet. Settled soil leaves dips and holes behind. Then the mower bounces all over the place and scalps the high spots.

Lawn Leveling Masters fixes lawns like these. Sun City Center is part of our service area, about 24 road miles up I-75 from Bradenton. Our lawn leveling service starts with a low mow, then every low spot is filled and tamped firm. Call or text (941) 812-6030, and we look at the lawn and put the quote in writing.

Myakka Sand Under Sun City Center Lawns

Myakka fine sand is Florida's official state soil, and it lies under more than half of Sun City Center. Federal soil maps show the ground here at 0 to 2 percent slopes, which is nearly flat. The soil survey calls Myakka poorly drained. In most years, its water table rises to within 18 inches of the surface for one to four months.

On flat, wet ground like this, a lawn picks up dips over time. Soil over old pipe and cable trenches can sink as it settles. Wet depressions make up about 10 percent of the land, and those spots stay soft longer.

Small holes and ruts are a spot job, and lawn repair fixes them one at a time. When the whole lawn bounces under the mower, it needs leveling end to end.

Sun City Center Homes and the Lawns Around Them

At its heart, Sun City Center is an age-restricted community. Hillsborough County maps an age-restriction overlay district over about 3,500 acres in the middle of it. The community covers about 16 square miles of land. The 2020 Census counted 30,952 people here, with a median age of 70.4.

The Census Bureau's survey puts the median year built for homes here at 1997. Almost half went up in 2000 or later, and about 7 percent in 2020 or later. About 56 percent are single-family detached homes, and about 30 percent are attached homes that share a wall.

Soil maps label about 11 percent of Sun City Center as urban land. That label means ground covered or reworked by streets and buildings. Around newer homes, soil moved during construction can settle and leave dips in the lawn. Once the lawn is level, recurring lawn maintenance keeps it cut on a schedule.

Sun City Center's Ponds and the Clippings Rule

Census maps show more than 200 lakes and ponds in Sun City Center. North Lake and Middle Lake are two of the biggest. Cypress Creek winds down the west side to the Little Manatee River, which runs along the south edge.

With this much water close by, the county's clippings rule matters here. In unincorporated Hillsborough County, grass clippings may not be blown or swept into storm drains, ditches, ponds or roads. The county's fertilizer ordinance says they must be swept up or blown back onto the landscape.

Every lawn mowing visit we make ends with the clippings blown off the walks and the drive. They go back onto the lawn, where the rule says they belong.

When Is the Best Time to Level a Lawn in Sun City Center?

Florida's extension service calls St. Augustine grass the most common lawn grass in the state. It spreads by runners above the ground, and the Floratam variety grows strongly in spring and summer. Leveling works best while the grass is growing, so it can grow up through the new material.

We rake each filled spot so the tips of the grass still show. In the cooler months the grass slows down, so filled spots take longer to green over. For a lawn that is uneven all over, lawn topdressing spreads a thin, even layer across it.

Questions We Hear Around Sun City Center

A few of the questions we hear most around Sun City Center. If yours is not here, call or text and ask.

Call (941) 812-6030

Is Sun City Center part of your service area?
Yes. Sun City Center is part of our service area, which runs about 60 miles around Bradenton. That takes in the whole community, plus nearby Ruskin and Wimauma. Call or text (941) 812-6030 to have us look at your lawn.
What does lawn leveling cost in Sun City Center?
The price depends on the lawn itself. Size matters, and so do the number of low spots and how deep they run. A small yard with a few dips is a lighter job than a lawn that bounces end to end. We look at the lawn and put the quote in writing.
Can you level my lawn if my association handles the mowing?
Yes. Leveling is its own job, separate from the mowing. Hillsborough County lists more than a hundred property owner and condo associations in Sun City Center. If yours has rules about lawn work, check them before the job starts.
Do you fertilize lawns in Sun City Center?
No. Fertilizing is a job for a certified fertilizer applicator, and it is not a service we offer. Unincorporated Hillsborough County bars fertilizer with nitrogen or phosphorus from June 1 to September 30.
Will leveling fix water that stands in my yard?
Myakka sand is poorly drained, and flat ground here can hold water after a heavy rain. Leveling fills dips and low spots, but it does not change how a whole yard drains. Water that stands for days is a drainage job for another contractor. The same goes for a yard that slopes toward the house.
