Lawn Topdressing
We spread a thin, even layer of leveling material over the lawn to fill shallow low spots. The grass grows up through it, and the mower rides smoother.

A county report says about 12,000 people lived in Riverview in 1979, and over 100,000 by 2021. About 7 in 10 homes here went up in 2000 or later, and nearly all sit on flat, sandy ground. As the ground under those lawns settles, dips and low spots show up, and the mower bounces across them. After a summer storm, the low spots are where the water sits.
Lawn Leveling Masters fixes bumpy lawns, and Riverview is part of our service area, which centers on Bradenton. Here we do lawn leveling for the whole yard and lawn repair for single holes and ruts. We also do lawn mowing and recurring lawn maintenance. Call or text (941) 812-6030, and we look at the lawn and put the quote in writing.

Riverview's housing is young. By Census figures, the median home here dates from 2006, and nearly 4 in 10 from 2010 or later. About 3 in 4 homes are detached houses. The county's planning commission expects about 19 percent more residents between 2025 and 2050.
The county's Riverview plan area covers about 56 square miles, from the Alafia River south toward Bullfrog Creek. US-301 runs north and south through it. South Fork, Triple Creek, Summerfield and Panther Trace are a few of the big subdivisions in and around it.
Most low spots have plain causes. Soil settles over old trenches, and summer downpours move loose sand around the yard. A few holes or a single rut is a spot job for lawn repair. When the whole yard bumps, we level it end to end.
NRCS soil maps put about a third of Riverview on Myakka fine sand, Florida's state soil. It is a flatwoods sand that NRCS rates poorly drained. For 1 to 4 months in most years, its water table sits less than 18 inches down. Immokalee fine sand, another poorly drained flatwoods sand, covers about another tenth.
The higher ground is different. About a tenth of Riverview is Candler fine sand, a deep upland sand that NRCS rates excessively drained. So two Riverview lawns can sit on very different ground.
Most of this land is nearly flat, and the county notes that flat Florida ground is hard to drain. The Alafia River and Bullfrog Creek run through Riverview, along with smaller creeks such as Bell Creek and Rice Creek. FEMA flood maps put nearly a fifth of its land in a high-risk flood zone. The county's Find My Flood Zone page shows where a lot sits.
The rainy season here runs from late May into October, and that is when low spots stay soggy. Leveling fills the dips and low spots so the lawn is even. A yard that holds water across a wide area, or slopes toward the house, needs a drainage contractor instead. When the whole lawn is uneven, lawn topdressing spreads a thin, even layer across it.
Riverview has no city hall. It is unincorporated, so Hillsborough County sets the rules here. The county's fertilizer ordinance bars fertilizer with nitrogen or phosphorus from June 1 to September 30. If your lawn needs fertilizing, that is a job for a certified fertilizer applicator.
The same ordinance covers clippings. They may not be blown or washed into storm drains, ditches, ponds or roads. Every cut we do ends with the clippings blown off the drive and the walk, back onto the lawn. Recurring lawn maintenance keeps that routine going on a weekly or every-other-week schedule.
Some communities here have a homeowners association too. The county took over Summerfield Community Park from one in 2024. If your street has an HOA, check what its rules say about lawns.
We mow the lawn down low first, then mark each low spot with paint. Leveling material goes into the dips and holes, and we tamp it firm. Then we rake it so the grass crowns stay exposed.
Florida's extension service calls St. Augustine grass the most common lawn grass in the state. It says Floratam, the most widely used variety, grows vigorously in spring and summer. Leveling works with that growth, because the grass comes back up through the material.
Sprinkler heads get marked before the work starts. An overgrown lawn gets cut down and cleared first, and yard cleanup covers that step.
