Brandon is a big, built-up suburb on the east side of the Tampa Bay area. At the 2020 Census it counted 114,626 people, more than any other unincorporated place in Florida. Nearly two in three of its homes went up before 2000, so many lawns here have had years to settle. That shows up as dips and low spots that make a mower bounce.
Lawn Leveling Masters offers lawn leveling in Brandon, inside a service area that reaches about 60 miles around Bradenton. With our lawn leveling service, we mow the lawn low and fill each low spot with a leveling mix. We tamp the fill firm and rake it so the grass can grow up through it. Call or text (941) 812-6030, and we look at the lawn and put the quote in writing.

By Census estimates, about half of Brandon's homes were built by 1993. Only about one home in seven went up in 2010 or later. A lawn that age has had time to sink over whatever lies beneath it.
Florida's geological survey lists several causes when a yard settles. Old stumps and buried debris rot away and leave a hollow. Soil that was never packed down after digging settles too, and so can the ground over a broken pipe.
Mower tires and foot traffic press ruts into the soft spots over time. A dip or rut that holds still is lawn repair work. We fill it and tamp it level with the lawn around it.
The federal soil survey maps Brandon's ground as two main kinds of sand, in about equal shares. About two in five acres are dry, fast-draining sand, mostly Lake and Candler fine sand. About two in five more are wet flatwoods sand, led by Myakka and Smyrna fine sand.
The two behave very differently under a lawn. Lake fine sand holds little water, and its water table sits more than 80 inches down. Smyrna fine sand is the opposite. Its water table sits within 18 inches of the surface for one to four months most years.
Brandon is also dotted with lakes and ponds, like Lake Kathy and Providence Lakes. On the wet ground, water drains away slowly and can pond in the dips. On either kind of sand, lawn topdressing goes on thin and even, so the grass can grow up through it.
Brandon spreads out on both sides of Brandon Boulevard, which is State Road 60. Limona sits just north of the boulevard. South of Lumsden Road you reach Heather Lakes and Providence Lakes, with Sterling Ranch to the west. Brentwood Hills lies on the east side, toward Valrico.
A little over half of Brandon's homes are detached houses, by Census estimates. Most of the rest sit in townhome and apartment buildings. Each of these neighborhoods is part of our service area. Once a lawn is level, recurring lawn maintenance keeps it cut and edged on a schedule.
Hillsborough County writes the lawn rules for Brandon, an unincorporated community. A regional water shortage order limits lawn watering to one day a week, currently through March 31, 2027. The order covers homes on wells and ponds as well as county water.
Your day follows the last digit of your house number. Numbers ending in 0 or 1 water on Monday, and so on through Friday. Sprinklers may run only before 4 AM or after 8 PM, once on that day. A newly leveled lawn needs that water to grow back through the fill.
County rules also keep grass clippings out of streets and storm drains, and they bar hosing clippings off a driveway. Our lawn mowing visits blow clippings off the walks and drive and back onto the lawn.
