Lawn Topdressing
We spread a thin, even layer of leveling material over the lawn to fill shallow low spots. The grass grows up through it, and the mower rides smoother.

Palmetto sits on low, flat ground across the Green Bridge from Bradenton. The city's flood brochure calls it an extremely flat area with numerous wetlands and floodplains. Much of the city lies on sandy soil with a water table near the surface for part of the year. Wet ground sinks under tires and mowers, and once it dries, those dips bounce the mower on every pass.
Lawn Leveling Masters fills the dips and low spots that make Palmetto lawns hard to mow. Palmetto is part of our service area, and Bradenton sits at the center of it, just across the river. Our main work is lawn leveling for bumpy yards, and lawn topdressing covers a lawn that needs a thin layer. Call or text (941) 812-6030, and we look at the lawn and put the quote in writing.

On the federal soil survey, two poorly drained soils cover close to two-thirds of the land inside the city. They are EauGallie fine sand and Bradenton fine sand, which shares its name with the city across the river. Under EauGallie sand, the water table sits about 6 inches down from July through October. In April and May, it drops to about 4 feet.
Then there is the rain. NOAA's normals for a Bradenton weather station put about 35 of the year's 56 inches in June through September. Where water runs across a yard, it can carry sand away and leave a washout. After a storm, puddles sit in the low spots.
Old trenches and tree roots add more bumps. Soil over a pipe or cable trench can sink and leave a line of low spots. Roots can push the turf up beside a tree. When the trouble is a few deep holes or ruts, lawn repair handles them spot by spot.
Palmetto was incorporated in 1897, and about 300 of its homes were built before 1940. The Census puts the median year built for homes in the city at 1983. Close to half went up before 1980. About a third are single-family detached houses, and nearly as many are mobile homes.
Inside the city, new houses are rare. The Census counted 10 single-family homes permitted in Palmetto in 2025. Unincorporated Manatee County permitted 6,938 in the same year.
The Palmetto ZIP code, 34221, holds about 56,000 people, and about three in four live outside the city limits. Communities such as Artisan Lakes sit inside that ZIP, outside the city. Across the ZIP, the median home was built in 1995, and about a quarter went up in 2010 or later. Fill soil around a newer house can settle and leave dips in the lawn.
The city's flood brochure says dumping anything into a drainage ditch violates Palmetto's Code of Ordinances. It also says grass clippings and branches plug canals and storm drains. On our lawn mowing visits, clippings get blown back onto the lawn, away from the street and the drains.
The same brochure says changing the grade or adding fill in the floodplain may require a permit. Manatee County's floodplain guidance says that work requires a permit. Palmetto's Building Division, or the county's for an address outside the city, answers that question for any job. We point you there.
Lawn leveling fixes bumps and low spots in the surface, while the fall of the whole yard stays the same. Raising a yard or changing its slope is grading work, and we leave it to another contractor.
Our service area covers Palmetto from the blocks around Sutton Park to Riviera Dunes. West of town, it takes in Snead Island, home to Emerson Point Preserve. Memphis and Terra Ceia lie to the north, and Ellenton sits to the east.
After a low mow, we mark each low spot with paint. Then we fill it with leveling material and tamp it firm. Florida's extension service warns against topdressing past the recommended rate. We rake the material in until the grass blades show through it.
Before a leveling job, we cut down an overgrown lawn so every low spot shows. Once the lawn is level, we can keep it cut on a regular schedule.
